We’re continuing to see pretty swift increases in Active Inventory of homes available in San Diego. You’re moving towards 2 – 2 1/2 months of inventory. Although this is technically still considered a “sellers market”, the shift is happening so rapidly, that many buyers are holding off right now – taking a “wait and see” approach.
Homes that are in great areas of town (especially coastal), are priced aggressively, and are completely turnkey, are still selling with multiple offers and over list price. Many other homes are experiencing price reductions. The number of offers is highly dependent on how the home is presented, listed, and marketed. Approximately 43% of homes in San Diego received a price reduction in June.
